Progress in the Redevelopment Process

Tentative plans for the redeveloped building were received from R.S.Builders and these were shown to small groups of society members between 22nd and 24th February. General feedback was good so a more comprehensive meeting was called on 26th February at 10.15 am where the representative of the builders, Mr.Kunal Babani, was also invited to be present. The purpose of the meeting was to explain the floor plans of the proposed new building in detail by Mr.Babani as also other features of the new building, and answer any questions or solve any doubts that the members may have by both the committee members and Mr.Babani. Mr.Babani explained the plans as well as talked about the appearance of the building entry lobby, a garden with an area for senior citizens as well as walking track. Appointing the developer for redevelopment of our society

As per 79(A) of the MCS Act 1960 the meeting for the voting of the builder took place at National college conference room. 25 authorized society members of the total 29 members were present at the meeting and that included members who came from far off places like Surat, New Delhi and Hongkong. Everybody came before 7pm whose attendance was recorded and a ballot sheet with the list of five short listed builders was given to all the members where by members were asked to tick on the builder of their choice.   At the dot of 7pm. the meeting commenced with the welcome note by our Chairman, Mr Chainani and Mr Malhotra.   Whole process was video recorded and the counting of the vote was done in the presence of registrar of society. And the result was one vote for Nagpal, 3 votes for Prathesh and 21 votes for RS It was decided that RS would be the appointed builder for our society. Important meeting of voting for right developer

A special General Meeting of Daulat Baugh Co-operative Housing Society Ltd will be held on Saturday the 30th April 2011 at the mini auditorium, National college, Bandra(W) at 7:00 pm to transact the following business:   1 (a) Selection of Building/Developer for Redevelopment of Society building   (b) Authorization of the Managing Committee members to sign/execute documents in respect of the redevelopment.   Notes   Only members and in their absence their associates or joint members shall be entitled to attend and vote at the meeting. Members are not entitled to vote by proxy. Quorum for Special General Meeting shall be ¾ (i.e. 75 percent) of the total number of members of the society. Presentation by five short-listed developers

The presentation took place at National college conference room on Saturday, 9th April 2011 at 7pm, 80% of the total members attended the meeting. Five short listed builders were invited for presentation, of which one builder “Midcity Group” did not turn up, and “Man Global” was not very informative but promised to provide all the information within a week. The remaining three builders were good in their presentation and had come prepared with all the details of the ammenties they had to offer us. 'Nagpal developers' plans to built three flats on each floor, while 'Parthesh developers' had a flower shaped building with six flats on each floor with enough ventilation in each house, and 'R.S. Builders' had L-shaped building with a common view of the green podium and a promise of high quality construction. Power point presentation Meeting

The Power point presentation by developers has been arranged on 9th April 2011 at National college, conference room from 6:30 pm to 9:30 pm. Only Five developers will have the power points presentation whose names were mentioned in the earlier post. Each developer will have 20 minutes for their presentation and all have been invited at different time. there will be a gap of 10 minutes between each presentation. Snacks and drinks will also be provided by the society. After the presentation, society member can make their own judgement and decision, consult their family members, do their own research and can cast their vote for their selected builder in another meeting which will take place after one week. Things need to move on, and members are requested to attend it.

16 new builders had walked into our society with proposals of which 5 builders were narrowed down by committee members after going through their portfolios. The builders that have been narrowed down are Satgurus, Nagpal Developers, Parthesh builders, Man Global and Midcity group. There is a notice board in the society which is open everyday in the evening and society members are asked to study the proposals and the record of their performance about each of these builders before voting for the builder. There will be a presentation by the builders at a fixed venue to be decided upon and all the members will be asked to attend that meeting. After the presentation, the voting will take place which will be video-recorded and the final decision will be taken for the next action.

The article mentions societies in Mulund(E), Jogeshwari(W), Kurla(E),Malad(W),Andheri(W),Ghatkopar(E),Borivali(W), Santa Cruz(W), Khar and Bandra who have recently invited proposals and our very own Doulat Baugh has been mentioned!!
